Direct purchase of an entire residential property by individuals in mainland Portugal, the Azores or Madeira. Supports one or several buyers, marital community property, IMT Jovem and nonresident rules.

Excludes exchanges, estate divisions, purchases of only part of a property, usufruct, companies and relief other than IMT Jovem. All buyers must use the property for the purpose selected.

Property and purchase date
Taxable property value from the caderneta predial. The higher of this value and the price is used.
HPP means your own permanent home. A holiday or rental property is other housing.

Expected purchase date

Type DDMMYYYY or choose from the calendar.

2026 purchases only. The date determines whether the nonresident change from 25 May 2026 applies.

Who is buying
Marital community property uses 50% for each spouse. For co-ownership enter the actual deed shares.
Down payment, costs and reserve
Price paid without a loan, including the initial deposit. For a cash purchase enter the full price.
Include valuation, fees, initial insurance and loan Stamp Duty from your bank offer. Do not repeat the acquisition tax calculated above.
Current cash after any deposit already paid. Do not add the paid deposit again.
Confirm the full acquisition, intended use, shares, personal conditions and absence of other relief or excluded situations.
