How to request and consult a permanent property registration certificate

What information to gather, where to request the certificate and how to use the access code to check the property's registrations.

Before selling, check the property's registered legal position. The permanent certificate shows current registrations and pending applications; the property tax record serves a different fiscal purpose.

Identify the correct property

Gather the district, municipality, parish, property type (urban, rural or mixed) and any unit reference. The service accepts the land registry description number or the property tax article number.

The registry description number and the tax article number are different identifiers. Use the corresponding field and check the parish and unit against the property documents.

Apply through the official service

Anyone can request the certificate. Open the official Conservatória Virtual application service and follow its instructions.

    Provide the requested applicant and property information. Check the unit reference before continuing.

    Review and pay

    Check the application, amount and payment instructions shown by the service.

    Keep the confirmation

    Retain the receipt and follow the messages about access becoming available.

    Consult using the code

    Once available, enter the code in the consultation service and check that the certificate is for the correct property.

What does it cost and how long is it valid?

Justiça lists €15 for an online request and €20 in person. The requested certificate is valid for six months; renewal should be requested in its final month. Check the service's terms when applying.

Consulting a valid certificate with its access code carries no additional charge. The code can be shared with those who need to consult the document during the sale.

Read the registrations, not just the owner's name

Check the identification, owners, registered rights and pending applications. Clarify the effect of any mortgage, seizure, usufruct or discrepancy before committing to the transaction.

Keep the reference and expiry date. A downloaded copy shows the document at that moment; return to the online service to check the updated information.
